Client Background

Our clients were a retired professional couple with substantial property assets and significant investment holdings. Over time, they had built a strong financial position and owned multiple high-value properties outright with no existing mortgages.

Their income was primarily derived from investments, and they were focused on managing their wealth efficiently while avoiding unnecessary financial penalties or disruption to their wider investment strategy.

 

The Scenario

The clients had agreed to purchase a new residential property in Sandhurst, Berkshire for approximately £1.15 million.

Their objectives were:

  • Secure the new property quickly
  • Avoid liquidating investments and incurring penalties
  • Use existing unencumbered properties as security
  • Arrange a short-term funding solution supported by a clear exit strategy

The clients had strong asset backing, including a main residence valued at approximately £1.295 million alongside an additional property valued at approximately £2.2 million.

With the purchase progressing under tight timescales, the clients required a fast and flexible funding solution that would preserve their investment position

The Challenge

This was a high-value and complex case that required careful structuring and strategic planning.

The transaction involved a substantial loan requirement of approximately £1.195 million while also being highly time-sensitive. The clients were keen to retain their investment holdings rather than liquidate assets, which meant the funding solution needed to unlock property equity without affecting their wider portfolio.

In addition, multiple properties were required as security, while the proposed exit strategy relied on the future sale of the clients’ existing home.

The case therefore required a lender comfortable with large-scale bridging finance and multi-property security arrangements.


The Solution

We arranged a tailored regulated bridging loan secured across multiple properties, designed specifically around the clients’ financial objectives and asset position.

The funding solution included:

  • A net loan amount of approximately £1,195,000
  • A competitive loan-to-value of approximately 34%
  • A 12-month term
  • Rolled-up interest with no monthly repayments required
  • A fixed interest rate to provide cost certainty
  • Flexible repayment upon the sale of the existing property

The agreed exit strategy was through the sale of the clients’ current home, allowing them to complete the transaction while maintaining control over their investment assets.

 

Implementation Process

Given the scale of the transaction, proactive management and efficient communication were essential throughout the process.

We carried out a full assessment of the clients’ overall asset position before carefully structuring the multi-security facility across the properties involved. A suitable lender was then sourced that could accommodate the large loan requirement while offering competitive terms and fast completion capability.
