Bridging Loan Case Study – Using Bridging Finance to Resolve Complex Debt and Recover a Buy-to-Let Investment

Client Background

Our client was a self-employed accountant with international income streams, residing between the UK and Nigeria. She owned a high-value buy-to-let property in London which had originally been transferred from a family member.

Due to ongoing tenant issues and historical financial pressures, the property had fallen into arrears and was ultimately taken over by a receiver acting on behalf of the lender. The client therefore required urgent financial support to regain control of the asset and stabilise her position.

 

The Scenario

The client needed to raise capital quickly in order to resolve multiple outstanding debts and recover control of the property.

Her objectives were:

  • Repay an existing mortgage balance of approximately £575,000
  • Clear additional charges totalling more than £146,000
  • Remove the receiver’s control over the property
  • Restore full ownership to enable a future sale at market value

The total borrowing requirement was approximately £749,406, secured against a property valued at around £1.35 million.

The client required a fast and flexible solution capable of consolidating the existing debts while providing breathing space to prepare the property for sale.

 

The Challenge

This was a highly complex case involving multiple layers of risk and financial pressure.

The client had an adverse credit history alongside an international income profile, both of which reduced the availability of traditional lending options. In addition, the property remained under receiver control, while multiple existing charges needed to be settled as part of the transaction.

The case was also extremely time-sensitive, requiring a lender capable of moving quickly while accommodating the distressed nature of the property situation.

Without immediate intervention, the client risked losing control of the property permanently and sacrificing significant equity.

 

The Solution

We arranged a tailored regulated bridging loan designed specifically to consolidate the outstanding debts and restore control of the property to the client.

The funding solution included:

  • A net loan amount of approximately £749,406
  • A competitive loan-to-value of approximately 55.55%
  • A 12-month term
  • Rolled-up interest with no monthly repayments required
  • A fixed interest rate to provide cost certainty
  • Consolidation of multiple debts and charges into a single facility

The bridging loan enabled the client to clear the outstanding mortgage and associated charges while creating the time and flexibility needed to prepare the property for sale.

 

Implementation Process

Given the complexity of the case, proactive management and detailed coordination were essential throughout the process.

We carried out a full assessment of the client’s financial position, outstanding liabilities, and proposed exit strategy before structuring an appropriate debt consolidation facility. A specialist lender was then sourced that was comfortable with both the adverse credit profile and the international income position.

The transaction required coordination between multiple parties, including lenders, legal representatives, and the receiver involved with the property. Throughout the process, we managed communication closely to ensure the refinance progressed smoothly under significant time pressure.

  • Remove the receiver’s control over the property

  • Stabilise her wider financial position
