Bridging Loan Case Study – Using Bridging Finance to Fund a Property Refurbishment and Future Buy-to-Let Investment

Client Background

Our clients were a married couple with stable employment backgrounds, with one client self-employed within the plumbing and heating industry and the other employed by the NHS.

The clients had recently sold their family home before purchasing a new property in Hordle, near Lymington. Their intention was to significantly enhance the value of the property through an extensive refurbishment project before transitioning it into a long-term investment asset.

The Scenario

The clients had secured planning permission to convert their newly purchased two-bedroom bungalow into a larger four-bedroom chalet-style property, complete with a rear extension and garage.

Their objectives were to:

  • Complete the refurbishment and development works
  • Increase the overall value of the property
  • Transition the property into a buy-to-let investment
  • Arrange a short-term funding solution ahead of a future refinance

To complete the remaining works, the clients required funding of approximately £94,000 within a structure that offered flexibility during the development period.

The Challenges

This case involved several important considerations that required careful planning and lender selection.

The project involved substantial refurbishment works, creating an element of development risk that needed to be assessed carefully. Although the property was mortgage-free, the clients required short-term funding specifically aligned with the refurbishment timeline and future investment plans.

In addition, the proposed exit strategy relied on securing a buy-to-let refinance once the works had been completed and the enhanced property value had been achieved.

The clients therefore required a lender comfortable with refurbishment-focused bridging finance and a refinance-based exit strategy.

The Solution

We arranged a tailored, regulated bridging loan designed specifically to support the refurbishment project and future investment objectives.

The funding solution included:

  • A net loan amount of approximately £94,358
  • A competitive loan-to-value of approximately 24.37%
  • A 12-month term
  • Rolled-up interest with no monthly repayments required
  • A fixed interest rate to provide cost certainty
  • Flexible repayment upon completion of the refinance

The agreed exit strategy was through a buy-to-let remortgage once the refurbishment works had been completed and the increased property value could be demonstrated.

Implementation Process

We carried out a full assessment of the clients’ financial position, refurbishment plans, and long-term investment objectives before structuring the bridging facility.

The loan was designed carefully around the proposed refurbishment timeline, ensuring the clients had sufficient flexibility to complete the development works without unnecessary financial pressure. We then sourced a lender capable of supporting both the refurbishment project and the refinance-based exit strategy.

Throughout the process, we managed communication between all parties involved to ensure the transaction progressed efficiently and funding was delivered within the required timeframe.

This proactive approach allowed the clients to move forward confidently with their development plans.

The Outcome

The bridging loan completed successfully, enabling the clients to proceed with the refurbishment project and future investment strategy.

As a result, the clients were able to:

  • Complete the planned refurbishment works
  • Add significant value to the property
  • Transition the property into a buy-to-let investment
  • Move forward with a clear refinancing strategy

Conclusion:

This case highlights how bridging finance can provide a flexible and effective solution for refurbishment projects and investment transitions.

With the right funding structure and lender support, bridging finance can help clients maximise property value while creating long-term investment opportunities.
