Client Background

Our clients were a professional couple with strong incomes, both employed in senior roles within the financial and corporate sectors. They owned a high-value property in London alongside an additional investment property.

At the time of the application, the clients had already committed to purchasing a new home and had moved into the property. However, they were reliant on the sale of their existing flat in order to complete the wider transaction successfully.

 

The Scenario

The clients needed to complete the purchase of their new property quickly in order to avoid losing a substantial deposit.

Their objectives were to:

  • Complete the purchase of their new home
  • Bridge the timing gap between the sale and purchase
  • Avoid losing a significant deposit
  • Secure a short-term funding solution supported by a clear exit strategy

With a fixed completion deadline in place, failure to complete the purchase would have resulted in considerable financial loss and disruption.


The Challenge

This case presented a number of key challenges that required fast action and careful structuring.

The clients’ existing property had not yet sold, while delays with the mortgage process created further pressure against the strict completion deadline. The transaction also involved a substantial loan requirement and the need to secure funding across multiple properties.

Given the time-sensitive nature of the purchase, the clients required a lender capable of delivering a large bridging facility within a very short timeframe.

Without immediate funding, the clients risked losing both their deposit and the opportunity to secure their new home.


The Solution

We arranged a tailored regulated bridging loan secured across multiple properties, designed specifically to meet the clients’ short-term funding requirements.

The funding solution included:

  • A net loan amount of approximately £1,560,000
  • A competitive loan-to-value of approximately 55%
  • A 12-month term
  • Rolled-up interest with no monthly repayments required
  • A fixed interest rate to provide cost certainty
  • Security taken across multiple properties

The agreed exit strategy was through the sale of the clients’ existing property alongside a longer-term refinance arrangement.

 

Implementation Process

Given the tight completion deadline, proactive management and efficient communication were essential throughout the process.

We carried out a full assessment of the clients’ financial position and available equity before structuring the multi-property security arrangement. We then sourced a lender capable of completing the transaction quickly while accommodating the complexities involved.
