Client Background

Our clients were homeowners and business operators who had developed a substantial rural property, including a large residential home with land and equestrian facilities.

The property represented their primary asset and a significant investment, with a market value in excess of £1.4 million.

Due to changing personal circumstances, including health challenges, they were no longer able to maintain the property or continue operating the associated business.

 

The Scenario

The clients made the decision to sell their property and downsize, with the aim of achieving the best possible sale price on the open market.

The property had already generated interest and was expected to sell in the region of £1.2 million to £1.5 million.

To achieve this successfully, the clients needed time to:

  • Properly market the property
  • Avoid a forced or distressed sale
  • Transition into more suitable accommodation
 

The Challenge

This case was particularly time-sensitive and carried significant risk.

The clients faced an expired lending term alongside immediate repossession pressure, with outstanding debt of approximately £725,000 to £745,000. They were also under pressure to sell the property quickly, while dealing with personal circumstances that required a low-stress and carefully managed solution.

Without intervention, the clients risked losing control of the sale process and potentially sacrificing a substantial amount of equity through a forced sale.

 

The Solution

We arranged a tailored regulated bridging loan designed to provide breathing space and protect the clients’ position.

The funding solution included:

  • A short-term facility of approximately £780,000
  • A 12-month term allowing sufficient time to market and sell the property
  • Rolled-up interest with no monthly repayments required
  • A loan-to-value of approximately 55%
 

This structure enabled the clients to repay their existing lender, remove the immediate repossession risk, and take full control of the sales process while focusing on achieving the best possible outcome.

 

Implementation Process

Given the urgency of the situation, immediate action and careful case management were essential throughout the process.

We carried out a rapid assessment of the clients’ financial position and exit strategy before identifying a lender able to move quickly and support a regulated bridging case. The facility was then structured specifically around the planned sale of the property.
