Bridging Loan Case Study – Securing Time-Sensitive Funding for a High-Value Land Acquisition

Area: Surrey
Capital Raised: £2.1 Million
Date: 2016

Client Background

Our clients were experienced business owners with a strong track record, operating a successful company alongside managing a substantial property portfolio.

With significant assets and a high net worth, they were financially well-positioned. However, historic credit issues meant that traditional lenders were unable to support their latest investment plans.

The Scenario

The clients identified an exciting opportunity to acquire a high-potential parcel of land through a company structure.

To proceed with the transaction, they needed to:

  • Complete the land purchase within a strict deadline
  • Refinance an existing mortgage
  • Release additional capital to support the continued growth of their business

In total, the clients required a £2.1 million short-term funding solution that could be arranged quickly and efficiently.

The Challenge

The case presented several complexities that made securing finance particularly challenging.

Previous funding attempts had already fallen through, while traditional high street lenders declined the application due to historic credit issues. In addition, the transaction involved multiple assets and complex security arrangements, which further reduced lender appetite.

The clients were also working against a tight completion deadline, creating pressure to secure funding rapidly to avoid losing both the deposit and the investment opportunity.

The Solution

We arranged a tailored regulated bridging loan designed specifically around the clients’ circumstances and objectives.

The funding solution included:

  • A £2.1 million facility over a 12-month term
  • Rolled-up interest with no monthly repayments
  • A competitive loan-to-value of approximately 54%
  • Security taken against both the clients’ existing property and the land purchase

This bespoke structure enabled the clients to complete the acquisition on time, refinance their existing mortgage, and unlock additional capital for reinvestment into their business.

Implementation Process

Given the time-sensitive nature of the transaction, speed and communication were critical throughout the process.

We carried out a rapid assessment of the case before sourcing a lender comfortable with both the complexity of the structure and the clients’ circumstances. From there, we managed the entire application process from start to finish, maintaining close coordination with solicitors, valuers, and the lender to keep the transaction progressing smoothly.

Through proactive case management and regular communication between all parties, we ensured deadlines were met without unnecessary delays.

The Outcome

The bridging loan completed successfully within the required timeframe, allowing the clients to secure the land acquisition and protect their initial investment.

As a result, the clients were able to:

  • Secure a valuable development opportunity
  • Strengthen their overall financial position
  • Access additional capital to continue growing their business
  • Move forward confidently with their investment strategy

Conclusion:

This case highlights how bridging finance can provide fast and flexible funding solutions in complex scenarios where traditional lenders are unable to assist. With the right expertise and lender relationships, time-sensitive opportunities can still be achieved successfully.
