Can You Get a Bridging Loan With Bad Credit?

Having bad credit can make it harder to secure traditional property finance, especially when time is critical. Missed payments, defaults, arrears or County Court Judgments can all affect how mainstream lenders view an application. 

GOV.UK notes that records of judgments are usually kept for six years unless paid in full within one month, which can make future credit harder to obtain. However, a poor credit history does not automatically rule out bridging finance.

The UK bridging sector continues to play an important role in short-term property finance. Mortgage Solutions reported BDLA data showing Q1 2026 bridging completions of £1.8bn, applications of £9.9bn and loan books totalling £11.5bn.
